Crooked Creek Letter 2024



LAWN MAINTENANCE:


Due to the amount of rain in May and June, some common area lawn areas were difficult or even impossible to get to. Overall the landscapers are doing a great job.



PONDS:


The aerator (fountains) that were installed in most of the ponds are starting to show good results. This has been a good investment. This is our third year with the aerators. The algae currently in the ponds are from Mother Nature and almost impossible to control.



TREES:


We finished cutting all the necessary trees that had to be cut. We accomplished a lot of work this winter. Now we will work on maintaining the Common Areas.



POND INTAKE BASIN:


All the pond intake basins from the roads to the ponds are now clean and clear/wide open. The work was done over winter and spring.



FENCES:


We are just replacing wood boards on the fences as needed.



LAMP POSTS:


Lamp posts will be talked about at the H.O.A. meeting on Monday, August 19th, 2024.



BUDGET:


We will discuss the subdivision budget for 2025 and also 2024 expenses at the H.O.A. meeting on Monday, August 19th, 2024.



SUBDIVISION DUES:


The Subdivision Dues will be sent via email around the first week of September. Make sure to check your inbox and spam folders the week of September 4th. If we do not have your email, your invoice will be mailed to you by US Mail.



INVOICE DUE DATE:


2024 Subdivision Fees will be sent out the first week of September and due on October 4th, 2024.



SUBDIVISION FEES:


We will vote on the subdivision fees at the H.O.A. meeting on August 19th, 2024. If approved, we are expecting fees to stay the same, at $600 for the year.



IN COLLECITON:


We have two home owners who have neglected to pay their dues for multiple years. Since the H.O.A. is owned by the home owners, and the subdivision has many fees that are paid with the fees collected each year, the board has to collect dues and file liens. 84 home owners in our subdivision have helped and paid their dues each year. The two delinquent home owners are:


8201 S 43rd St.

As of 2023, this home owner owes $1500.00 plus $600 for the year 2024.


8245 S 43rd St.

As of 2023, this home owner owes $5044.00 plus $600 for 2024
