2023 Crooked Creek HOA Letter

LAWN MAINTENANCE: Due to the retirement of our previous landscaper, we now have a new lawn service. We increased cutting in the common area and along the ponds.


TREE MAINTENANCE:

In 2024 we will sign a 5 year tree and shrub maintenance agreement. Our tree cutting is 90% complete. Now we will work on controlling the common area.


FENCES:

Replace broken boards as needed. Long range we will design a new fence for common area, mainly back entrance on 44th St.


POND:

The new lawn service has the equipment to cut closer to the pond, cutting cattails and shrubs to open the view. It has been challenging trying to control algae due to hot weather. Since installing the fountains 3 years ago, we are starting to see the great results. The state and city have now imposed licensing fees for all five ponds. These new fee’s add about $3,000.00 to the pond budget.


LIENS FILED:

We have two home owner’s who have neglected to pay their 2022 Subdivision Dues.

Since we own the subdivision, we have the right to change billing rights.

It is not fair to have 84 home owner’s pay their dues and two not participate in paying their dues. We have filed a lien for both properties.


SUBDIVISION DUES:

This year subdivision dues will be sent to you via email, so make sure to check your inbox and spam folders around September 6th. If we do not have your email address your note will be mailed to you.


2023’s subdivision dues will be sent out the first week of September. If voted on at the board meeting, we are planning on having this yea’rs dues stay the same, at $600, with no change.


DECLARATION:

After two years of negotiations with the state and the developer, we now control our own subdivision. We will assemble a team to add a new addendum to our declaration.


BUDGET:

We will discuss the budget for 2024 and also 2023’s expenses at the H.O.A. meeting.


H.O.A. MEETING:

The H.O.A. Meeting will be held at a new location this year.
